You will understand immediately why Old Las Palmas (the Beverly Hills of Palm Springs!) remains today, as it was in the past, the neighborhood of celebrities such as Elizabeth Taylor, Alan Ladd, Dinah Shore, Lily Tomlin, Gene Autry, and many more. Indeed, a short evening stroll will take you past the homes of all of these celebrities!

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your Starter Kit:
Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products to clean with.
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:
o Facial tissues
o Toilet paper
o Liquid Hand soap
o Vanity travel pack soap, shampoo & lotion
o Paper towels
o Dishwashing liquid
o Dishwasher tablets
o Trash bags
o Laundry soap
o Dryer sheets

Parking: All cars must be parked upon the interior circular driveway and within the garage of the property. Street parking is prohibited.

CANCELLATION POLICY:
60 days prior to scheduled arrival date, you will receive a refund of any advance payments minus a $300 cancellation fee and any processing fees ModMansions incurs.
Between 0 and 59 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
However and provided the guest cancels reservation on the original booking platform and ModMansions is able to re-rent this property for the same rate and same dates, then ModMansions has the option and MAY refund the same amount.

Pool is heated from 5am-9pm, to between 80°–85°
If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $600 per minimum stay + $100 for each additional day.
The Jacuzzi when selected will heat to 102°.

In order to keep our homes in beautiful condition, we have a few policies that ensure your next visit is just as wonderful as your first visit.

Rates:
Published rates are based on standard occupancy, do not include a combined 12.5% percent which includes a City of Palm Springs room tax and a TBID Tax Assessment.

Payment Schedule:
An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservation, payment arrangements may be made by contacting us directly.

Utilities - (stays of 28+ days)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. There is no markup by ModMansions on any utilities.

• City of Palm Springs Transient Occupancy Tax is 11.5%.
• TBID Assessment is 1.0%
• Please note the difference between High Season and Low Season Rates:

• Lost keys, gate openers or garage door openers are charged $125 per item.

So, in order to ensure a most wonderful and enjoyable stay for you and your guests, please share and familiarize yourself with the above links and your rental agreement.

Internet & Smart TV’s
The National provider of Internet to your home is Spectrum.
Smart TV’s are App based only. You are responsible for your own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, plug & play programing entertainment.
(Internet outages are rare but it goes without saying that ModMansions is not responsible for any outages due to, the actions of the national provider or adverse weather conditions etc.)

Swimming Pools: Our pools are exclusively for humans, NEVER for dogs. Should any evidence be found or observed that your doggie was in the pool accidently or otherwise then ALL the associated costs of completely emptying the pool, install new filters, adding all the associated chemicals etc. and the labor hours involved plus pet deposits will be billed immediately to the card on file.

Optional additional billable Pool & Garden services available to guests:
Our pools & gardens have fixed dictated service days. For whatever reason that you may want to request an additional service when in residence, then you must email david@modMansions.com requesting your service. We will reach out to the service companies on your behalf and endeavor to secure services depending on their availability. These additional services will be billed to the credit card details held on file.

All homes have Smart HD television, wireless high speed internet and most properties have a digital phone with unlimited calling inside the US and Canada. Please inquiry about your specific property when making a reservation.

Pet Policy:

Dogs are welcome in most houses with prior approval from ModMansions and payment of a $500 Pet Deposit.

Pool & Spa 

Energy costs in Palm Springs are among the highest in the US. A surcharge of pool/spa heating usage applies for daily or weekly use; monthly rentals pay actual electric + gas usage minus an allowance. Pool heating must be ordered in advance as the average pool takes up to 48 hours to heat up to 85 degrees.  If the home also has a Jacuzzi spa, it´s temperture is set to 102 degrees.  Pools/spas are cleaned on a twice weekly basis (by homeowner vendor) during your visit. We also make sure every home has a skimmer for occasional use by the guest.

Your home will have starter off products.

These products are designed to get you through your first day after which you may need to do a grocery store run.

Starter off products are are items such as vanity soap & shampoo, Laundry detergents & dryer sheets, general household & kitchen cleaning detergents, dishwasher tabs, Dish washing liquid, Toilet Paper & Kitchen Paper towels.
